The MLS® System is a powerful way to find and advertise your property using the services of a REALTOR®. The MLS® or Multiple Listing System® is a cooperative way that REALTORS® share and promote their listings to each other and the public. Contrary to the belief of some there is not much that is hidden within the private side of the MLS®. Things such as the Sellers names and details of information regarding showings are usually what are found on the non public side other than that everything is out there for the public to see and assist them in their search.
One of the huge benefits of such a shared system is that you don’t need to work with many different REALTORS® at once. You only need to find one that you are comfortable with and trust will look out for your best interests.
A note of caution in working with the REALTOR® who is the listing agent of a particular property that you are interested in buying. There is a potential for conflict of interest in this situation. The Listing REALTOR® has built up the relationship first with the Seller and has agreed to find the highest price for the property for them. As a buyer of the property you are looking for the lowest price for the property. This is the conflict. You are often best to find an independent REALTOR® who will only represent your best interests at all times and not that of both you and the Seller.
