Gone are the days when a sign on the lawn and an ad in the local newspaper would sell a home. These methods are not only dated they usually don’t work at all. Fewer and fewer buyers will just call the number on the lawn sign or from an ad in the paper. The number of people online looking for a Calgary Property has not only become the norm but it is the standard. Since getting into the Real Estate business back in 2004 I have primarily marketed online (well before the trendy Social Media marketing). Learning each time a property is listed and sold and adding that experience to the next online listing.
A focus online does not simply mean having a profile on Facebook or sending out endless Tweets on Twitter. You need so much more than that to effectively market a property to the most buyers. You need to reach people in just about every niche and market in order to expose a property to as many potential buyers as possible. Thinking that you need to hire the Area Specialist – ask them for the true stats on who actually sells the property (or better yet ask the Area Specialist and another REALTOR® as you may be surprised by the answer).
If you are thinking that all this extra online promotion is going to cost you more you might be surprised to learn that in fact that due to the huge increase in efficiency I believe that it should actually cost you less and in fact thousands less than a traditional REALTOR®. So how do you market online to get the most exposure?

- Community or Niche Based Websites
- Other Social Media site
The shared nature of the MLS® system automatically exposes your property not only to people looking within the listings that I have on the MLS® but also on the sites of 1000′s of REALTORS® that belong to the Calgary Real Estate Board and who use the Internet Data Exchange (IDX) or Virtual Office Website (VOW) to display listings on their websites.
Having worked for many of the largest brand names in the real estate industry including RE/MAX, Royal LePage and Century 21 I found that it really boils down to the number of agents in an office. Discover Real Estate Ltd is the second largest office in Calgary with well over 350 agents (that’s almost 100 more than the largest RE/MAX office here in Calgary).
The whole trick to online marketing is to put as many points of exposure out to as many potential buyers as possible. Having one or two websites is no longer an option if you want the most exposure.
Having over 1100 domain names and 100′s of active websites all working together to attract and lead potential buyers to the right properties for their needs (yours!) is an effective way to promote online. Community based sites work to attract buyers to a particular area while niche based sites work to attract a type or buyer or to a specific type of property.
Many REALTORS® think that this is the only way that you will get exposure to a market. While Facebook is a great way to promote a listing it is often done within the personal Facebook page which only works to drive people away from visiting or using the services of a specific person. It is often the equivalent of being at a dinner with friends and having that one person that only talks about themselves and tries to sell you something the whole time – I think most people can relate to that. Instead the marketing that you need to do on Facebook is in the context of Fan Pages. Having a Fan Page that either directly showcases listings or is only community related is the way to go.
Twitter is a way to gain or share information. Simply putting a listing onto Twitter will either cause people to consider it spam or just ignore you all together. It is more a means of communicating who you are and why someone would be interested at all in visiting the website. If a REALTOR® simply focuses on shameless self promotion what are the chances that a potential buyer might visit your listing on the website.
