So you have found the perfect home - now what?

Writing up the offer to purchase is the part of the process that requires a level of experience and knowledge to ensure that your interests are looked after. This is where a REALTOR ® can be of huge benefit to you.

It is not simply a matter of putting down a price and hoping that the seller will take your offer. Negotiations can and do involve more than the price of the home.

They can involve everything from:

Price
Possession Date
Goods Included & Items Excluded
Terms
Conditions (Financing, Home Inspection,etc.)

Of course each property is as unique as are the needs of the home owners and the potential buyers. The negotiation process can be quick or it can be long and difficult. Each party to the negotiations has a few options to consider throughout the process. Each time that the ball is in their court they will have to decide to:

Accept
Reject
Counter Offer

Once both parties have decided that everything is acceptable to them then we will have either a conditional offer or a firm sale depending on the circumstances. A thorough understanding of all the factors that influence the offer to purchase and the eventual sale can be invaluable.
